Credit check that allows Landlord to set the Application Fee?
I'm searching for a new credit check solution, and hoping someone who has already waded through the myriad options has found the same thing I'm looking for.
Cozy.co offers soft pulls, but no way to collect an application fee unless & until the applicant becomes a tenant. There are plenty of ways to collect an application fee, but then in most systems I have to manually enter the applicant's data into the credit check system, and it results in a "hard" inquiry dropping their score a couple points.
Here's what I'm hoping to find:
1. "Soft" credit check so credit score is not impacted (I believe this is only possible if tenant initiates, just like a CreditKarma check). There are several services that do this, but most can't do #2.
2. Ability to set an application fee above the cost of credit check, collected at the time of application. In other words, if the credit/background check is $40, I want to set my application fee at $80, & have the additional $40 (less processing fees) go to me. The only site I've found that does it this way is Zumper.com, but they seem a little new & understaffed.
3. Ability to customize application (I have additional questions on my application). If not available, I can work around with a less-elegant solution.
4. If background check is available as part of the same package, great.

Legally you can only charge what the outside vendor charges for a credit check,, it's not suppose to be a money maker for the landlord.
So check your state landlord tenant laws before you start charging extra for something that's not permissible.
