David Greene makes it sound very easy....but keep in mind, David Green is a multimillionaire who is a full time real estate professional who is not only able to take on that extra risk with limited consequence to him because of his net worth, but because of his profession, he is an expert, without even really realizing it, at mitigating risks in real estate investment. 

This has financial consequences to the owner because then Owner can't collect on those who are not in the Lease.  

Just facts - I'm demanding my money and I'm filing a small claims action today.The thing is, there is zero consequences for doing this, other than losing the filing fees. 

If your first friendly reminder did not work then sending a second friendly reminder will likely be received with their second silent "sc**w you".Friendly reminders rarely get results, unfortunately you have to 'play the game" but ultimately you must be very strict, clearly define your requirements and the consequences of not complied.

Sometimes I think it's our duty in life to be someone's consequence.  

And so far, the only real thing that's happened, is a tenant asked if they could break the lease without consequence.  

Suing them would at least cost them some money and at least be a consequence, if they fight you.

Or face the drama and consequences, which will be many.

Risk is defined as uncertainty in the outcome of events (or probability x consequence). 

Unfortunately, however, this game can have negative consequences for people that list and price accurately.
