Alternatively if I just say I'm going to board it up and leave it rather than demoing it I risk racking up code enforcement fines from the city (which here would attach to ALL property I own within the city).

I am not sure about AZ realtor code of ethics but national boards would suggest DISCLOSURE!!!

Sometimes vacant houses are boarded up but often as not it is subtle signs that are a give away.

I agree with Nick, it's very easy to post questions on a message board, but I'm not sure how many people are actually hitting the pavement.

As I drove up and down each street I would look for boarded up, overgrown, papers on the porch, or just generally run down.Also look for dumpster or remodels.
