@Louis SulekBack in the 60s & 70s, I lived in Bellville and Trenton (Carrying Place) and my father lived there during the 80s while he flew out of CFB Trenton.There is enough rotation through the air base, that there should be a firm rental market.

A custom trust document can be thousands of dollars, title work always costs more than really necessary, and I end up writing most of my own contracts now anyway (at a fair amount of risk I'm sure).

If you can put the deal together and find your buyer the financing through a private money lender or a traditional bank that's easy to work with, that's going to make it much easier for you to sell that property and add value than it would be to do cash-and-carry.
