@Sam CollinsYou may want to reach out to @Michael Plaks who is based out of Houston.Texas is one of the unique states that require the filing of an LLC Franchise tax return even if the LLC is a single member LLC.This filing obligation is not known by many outside of Texas.Best of luck to with your choice.

my kids were in school there etc. this was Circa 1992 to 2001. rents did not move much in PDX those years today I bet that apartment is 1500.00

short term rentals are not only vacation homes, nurses, workers, consultants, family, etc. all use short term rentals in traditionally non vacation marketsMaybe so, but a true vacation rental in a tourist area is going to do better than in an area where you best bet is to get a traveling nurse for a few months.
