When I was a newbie the inspection in a 6500Sq ft house showed K&T in the attic and because I didn’t know better I trusted when the electrician told me the whole house had to be rewired.

Sad part is listing agents are advertising "FHA Assumable Loan" on MLS and they dont understand the process/timing.Is it better to apply for the FHA/secure the loan approval before searching for properties, so once a property is found, the financing is already in place without the 4-6 month hold up?  

I believe that someone willing to purchase a park and sell the homes can put themselves in a much better position as a community, for the long run and the short run.

Anyone have ideas on how to creatively finance this to make it a little bit better?

The earlier you start in your RE journey, the better off you will be in the future.

Would it be better to choose a floating rate, hoping rates will go down?

Personally I am just getting started, and I am wondering if I might be better off reading more before taking a course like this?

In that scenario renting may have been the better path.Unless you see a huge upside where you bought it for a steal where a quick sell makes sense 2 years later, I would encourage you to think longer term - even if you move.
