There are a number of ways to find homes: Wholesalers, MLS, driving for dollars, mailing campaigns, Auctions, Bird Dogs,  etc.  

I have always loved real estate and would spend lots of bonding time with my dad, driving around wherever we happened to be, looking at houses, playing "guess the price" on the for sale ones, and dreaming about owning this or that, or having a rental here or there.

It has been very well taken care with the major nuts and bolts like the windows, roof etc being in good condition currently but it was basically treated as "if it's renting and not broke don't fix it". 

Then it is basically free money for me as long as I find a new tenant before the extra money they paid runs out.

A couple of loan officers have reached out to me via private messaging basically saying the same thing. 75% of ARV on a home worth $160K at most with about $80K owed still.

So basically just wondering how I should make this money work for me and if not just leave it alone( I have not accepted the loan yet).

I have excellent drive and motivation, and I feel my background in banking gives me an advantage to understanding the different types of loans and the finer portions of the lending aspect, since most people seem to finance homes. 

Basic repairs = No man's land.

As I'm driving for dollars I come across plenty of fire damaged properties , how should I go about estimating rehab cost?
