If it's a lender we know nothing about, they strongly encourage the buyer to at least do a phone application with our preferred lender so we know that the buyer is good.For this particular property - make sure you have fantastic pictures, reduce the price to your contracted price, and talk about that in the descriptions.

Unless the master is huge, I have a feeling most people would prefer to have the extra space in the master for other stuff.It may cost a bit more to move the plumbing, but unless you're seeing other houses in your area that have a washer/dryer in the master, it's probably better to spend the money and make the house more conventional.

Im sure weve all seen signs around like "we buy houses fast, cash" or "we buy ugly houses," preferably the small cheap throwaway signs on freeway off-ramps etc How well does this work?
