I've been thinking about enrolling in an education package on real  estate which brings me to the Catch 22 scenario-- not having enough cash/cash flow to invest in an education to start with-- but knowing that real estate might be a vehicle for me to start earning a second stream of income.

I believe the garage to the home is large enough to fit the washer and dryer along with their vehicles, but I'm wondering what the standard protocol is in a situation like this.

We are now renting but I still see real estate as the vehicle to help me, my wife, and 5 children achieve financial success.I have little/no money, fair credit due to the foreclosure and a bankruptcy, and a lot of motivation to make this work.

Combine that with a better shot a appreciation and opportunities to sell for top dollar we have quite an investment vehicle.

It is mindset about how to run a business, it just happen to be real estate is vehicle that they use to spread their message about being a true entrepreneur.

In my opinion, the 1031 is the superior vehicle because there is no required timetable from original purchase to sale, and you don't have to live in the property.

(Tarp is only used to quickly get the dirt out and also to protect the cleanliness of my vehicle.)

Does anyone have any short term investment vehicles that they would recommend for say a 2-5 year period that would be better than just letting it sit in a savings account?

Can you suggest any apps or software to track expenses for a rehab and also mileage on personal vehicle?

It never hurts to call and check prices and availability over the phone before you get in your vehicle and waste gas.
