Is this a job a skilled contractor can handle?

Real negotiation skills involves being able to identify the seller's interests and establishing legitimacy.

I was immensely confident in my construction skills and my network.

That leads me to 3 sales , just let the conversation flow , when they see your business cards and flyer some of your riders will engage some type of conversation that's when your sales skills come to play.   

I agree prices are very high, however, the rents are also correspondingly high, and there is never a shortage of tenants in our area, which another bonus.  

I've got all sorts of off the wall skills (wood working, tile, welding, auto repair, computer/network, electrical, ...etc), which I know is going to be my greatest strength while also causing me to struggle with hiring help.My wife and I bought for 160 in north Austin, and sold for 260 after doing some serious bathroom/bedroom/kitchen remodels.  

I did it, and it worked for me, but it's a very different animal than investing with a whole different skill set and knowledge base. 

I realize there are legal requirements, nuances and licences that are way beyond my current skill level so my question is:  Are there companies out there I can hire who could legally modify my notes on my LLCs behalf?  

You're going to need that skill to know if a property is a deal or not, and also the after repair value by doing comps.

I hope to find a few things by posting here.  1) I would love to find people in the field who may want to pay their knowledge forward and give tips to a young hungry investor from their wealth of knowledge, skills and abilities.
