So much of this stuff violates licensure laws.. but the big players they all have licenses. at least in the deals I fund around the country.. 

Go on YouTube learn as much as you can on how to repair stuff yourself become friends or try to build a good relationship with a handyman contractor you will be needing him as your team player for your future investing hope this helps

title insurance fee's are normally set by state law.. but escrow fee's can be negotiated just like the big players do.

I know when I was in the timber business we got some HUGE deals that dwarf what your talking about.. and it was in deed Caveat Emptor was not our job to educate a timber owner about the Japanese export market that was paying 40% more than a domestic mill.
