The updated code states: (C) ADUs located on a premises with an existing or proposed multiple dwelling unit shall be permitted as follows: (i) The number of ADUs permitted within the habitablearea of an existing multiple dwelling unit structure islimited to 25 percent of the total number of existing dwelling units in the structure, but in no case shall beless than 1 ADU; and(ii) Two ADUs that are detached from an existing multipledwelling unit structure are permitted; and(iii) There is no limit on the number of ADUs permittedwithin the portions of existing multiple dwelling unitstructures that are not used as livable space, including,storage rooms, boiler rooms, passageways, attics,basements, or garages, if each ADU complies with statebuilding standards for dwelling units.

Not only that, he owns a 2 laundromats, and a car wash and is looking to expand into storage units in 2021.Here is where it gets crazy for me, he told me that his wife does all the paperwork... and they do everything old school.

I believe that if you carry through with the eviction process, in Ma you must then move the tenants property to a storage facility, where after 6 months you can dispose of it or sell the property.
