We were hosting 4 a month pre-covid and have been doing one virtual meetup per month since April.

Don't forget about your local meetups (most likely virtual at the moment). 

Historically this would have virtually always produced outstanding return.I do want to add one last item. 

I do not discount the effort of the roles you listed, but the other partner is paying virtually all the acquisition costs (and 20% of the value) and taking on most of the risk.

In short, you can start a virtual meetup, find out who owns the apartment buildings in your city and connect with them, take people out to lunch, and be active on LinkedIn.

And even though virtually every sponsor agreement allows me to share investment information with others who might be advising me on it (especially when club members are bound by an NDA), I still ask the sponsor if I can share it, because it's a test.
