What is traffic, showings, etc...I would not have felt comfortable spending more money without knowing what all the data is in regards to traffic. 

Figuring out what you want is also important: ie, commute time to and from work esp post covid since traffic is back, in unit washer dryer, parking, bike storage, you get the idea.

Fingers crossed that we get more traffic this way!

I Live in the heights area so I may have to leave early/late to avoid traffic depending on what time is chosen. 

The Motel is twenty minutes from the Rush Creek 600 MW Wind Farm and two miles from Niobrara Shale Basin, one of the highest producing oil fields in the United States.The small town the Motel is located in has no traffic jams and quality school system K-12.

I am currently still looking into that but was wondering if anyone had any trouble with a similar issue or any problems filling units/ getting market rate rents due to proximity to a gas station (smell, noise, traffic etc.)

@Jason MuthOur summers look incredibly promising and very busy here in the desert as things start to slowly open up around here.Luckily our city just uplifted restrictions on 30 day stays or less so we are getting a lot traffic from the greater LA/SD/SF areas.

The suburbs you mentioned are about 30 minutes out without bad traffic.
