Sure there is a RISK for a crazy, non paying tenant who blasts loud music and calls you at 2am for a broken toilet, but doing your due diligence when placing a tenant will mitigate that.

Etc.Of course, we may use energy efficient fixtures or low-flow toilets.

Keep in mind most landlords are not selling because they do not want cashflow, they are selling because they are tired of the tenants toilets and trash!

If I went to a bank, it’ll have to be through my parents cause of age restrictions in PR (not 21), but I think they can get some approvedBut no, I do not have something concrete yet, just panning everything out first.

Rehabbed house, repaired termite damage, new hvac, and ducts, toilet and shower, and appliances, granite, new windows, new flooring, wall replacements, all new switches and outlets, new screened florida room, and tiling on front and back porches.

By the time we were ten we could change out washers in facets and replace facets and toilet guts. 

I'm thinking of things like snaking drains, replacing toilet guts, or touch-up painting. 

It's definitely on my list of destinations to visit in the hopefully near future.Excited to see how your success continues to pan out. 

I have seen some listings in these areas that may pan out, but since I am using my VA loan I really don't want to put much money into the properties.
