I have an opportunity to buy a property using a creative purchase strategy and I'd like some feedback on the deal structure.

I'm a wholesaler and I have gathered enough information to feel comfortable structuring deals that are profitable for my buying partners who do fix and flip investing.

I found a 4 unit in my area that’s a complete gut inside but otherwise structurally sound.

I see one that I might be interested in, but I have no idea how a deal could be structured that wasn't 100% cash.  

Mainstream title insurers don't like to underwrite deals structured this way.The reason most title companies frown on these types of deals is that they are not used to how to do this type of transaction.

You still can but just keep in mind it's easier if you wait for a recession.I'm a big fan of both methods you mentioned.

I know BP has their own calculator and methods but what we do is just build in a 15% of gross rent multiplier that encompasses capEx, vacancy, deferred maintenance, etc.

Would be nice to Converse about your method whether it’s buying hold or if it is more of a weekly trade or daily trade process.

ADUs have slightly different requirements, where you can have full time residency in one structure and then full year astr in the other.
