What's a good deal for a buy and hold investor?
I'm a wholesaler and I have gathered enough information to feel comfortable structuring deals that are profitable for my buying partners who do fix and flip investing. However, I'm less certain on what makes a good deal in the eyes of a buy and hold investor. If you're a buy and holder, tell me... what do you look for? What seals the deal for you? Is it knowing how much cash flow you'll make? If so, what's the best way for me to calculate that?
