I recommend you put in what you want and then at what point you are willing to walk away and the beginning and stick with it.Most markets are seeing pricing increase because we have a temporary decline in supply (people aren't selling because they don't want people in their house) - however many markets are seeing a decline in buyers also (just not as much as the decline in supply). 

Stick to experienced operators with proven, verifiable track records.

Mobile homes are just a lot cheaper than stick built.

@Yuri ShamsinUnless you have another need for lifelong coverage, I would stick with using additional term life insurance for mortgage protection purposes.You could also assign the collateral of your existing policy.

@Brendan Couture This is a very specific investment strategy that involves some acrobatics and definitely requires you to stick the landing in order to succeed.

I strongly advise sticking to better class of properties in at least upper C and B class neighborhoods. 

Also looking into if I should start a REIT for this type or just stick with my 1 investor.
