Flips can be done pretty easily in 7 days if they are simple and as mentioned with planning or a templated plan 7 days is totally doable even for one that needs a ton of work.That being said 1 day seems unrealistic unless they exclude a massive amount of planning before the project which maybe they are.    

Anyone have any experience with buy and hold multi family properties in Watertown NY (or even the surrounding areas of Clayton NY and Thousand Islands)? 

All performing poorly (though not all capital calls yet) and with even worse communication.

What platforms do you folks recommend for listing a Single Family home in CA for long term rental? 

It’ll be a 1-2 yr payback on the conversion cost, or even less if you need to restore the pool in the first place.

In fact, given the success I had on my first commercial deal (bought, rehabbed and flipped an 18000 ft light industrial building and netted $500K in 24 months), I'm not even sure I want to do residential going forward.

Hello Sabuj,I personally like the idea of purchasing duplexes, but I think you are going to see as much appreciation compared with purchasing Single Family Residences. 

To me the cost of note servicing seems cheap compared to missing out on even one good deal per year.

My wife and I are interested in leveraging a 2-10 acre single family property into a longer term RV park with 8-15 pads.We've been in communication with the county.
