Even if the cash flow is the same at the end of the day (condo vs single family rental where you still rent a separate place for yourself), remember the HOA/condo fee is not going towards your mortgage.Start by talking to a bank and find out how much you can borrow. 

Getting water and sewer hooked up will be expensive---you will have to have a separate electrical connection added to to split utilities.

Everyone and their brother is on the MF train these days so it could be a ploy to separate the wheat from the chaff or draw in those with all cash. 

@Anthony Caiafa, two separate issues here, one is why the house is not selling and the other is what you have the right to do according to your listing agreement.As far as the second issue, your listing agreement should specify exactly what happens if you terminate the listing.

You'll want to compare their terms with each other and analyze the property using the lender and the private investor separately.
