And if I can and should set that up with my servicer to report based on the discount I got on the note. 

She is saying we need to accept this report and then after the seller signs the offer and we put down our money then we can demand it to be fixed.  

She states "there is a clause that can be in effect that helps with the potential nightmare this could be, however I have never reviewed one".I've read otherwise; where the tenant can be reported to their social worker which then makes them responsible for handling these repairs themselves.Can anyone point me in the right direction to get the correct verbage to make this the tenant's responsibility?  

As far as credit report I figured I could make them provide me with one through free annual credit report.com.

I went to whitepages.com or beenverified.com (can't remember which one) and paid like 3$ for a full report on the daughter I suspected of being in charge.

Simply ask them to print off an MLS report showing how many transactions they have closed.
