If handled properly it is not illegal.

My understanding is that (on a stick build house) if you go through the proper building dept requirements for updates then get a certificate of occupancy then it sells as if it has been there forever - no special financing required.

But if you have a bunch of money burning a whole in your pocket and you just want to hit the easy button, I think it probably would be worth it to join that training program.

Lien laws are state specific and have Very specific procedures to follow in order to file a proper lien, and specific forms to use fir notices and filing a lien.Your contractor should be familiar with the requirements. 

I’ve had an easy time renting (low vacancy), easy time collecting money (low credit risk), and very limited damage.

It's my understanding that not every lender may be knowledgeable enough to make the process for this type of loan easy on the buyer.

Easy to do online ordering and have your people pick up in the store or you can arrange a delivery (around here it costs $79 so you want to make it count...).

You’d need to be buying at a decent discount, And verify the proper process/notices were done.

I should also add that I am trying to get something as easy and turnkey as possible.
