Wholesalers wouldn't exist if agents/brokers could help on every type of deal, and if sellers weren't too intimidated/scared/not excited about working with agents/brokers. 

This is area specific by law and unit type.

It seems to be a combination of wholesale becoming more popular (and competitive so upwards pricing pressure) and with more investors in the market, wholesalers are stretching deals to maximize profit.

I sold 2-3 this month and just came up with it maybe a month ago it's our most popular floorplan. currently most are in columbus oh but Florida is so much interest it's easy to expand to and very little competition in the space. don't buy existing. 

What made you interested in investing in this type of deal?

Some popular options include Stowe, Killington, and Stratton in Vermont, as well as Sunday River and Sugarloaf in Maine.

Of course ordered cabinets are going to be much more, like $15k.I'd stay away from IKEA and any RTA type cabinets......based on my experience....

DSCR loans: these have become extremely popular the past three years in particular.
