Hello All:I found a deal recently that delivered great cash flow (even at the 50% rule).I made an offer which was accepted and I was very happy.I have moved along with the deal and the appraisal came in about 10% BELOW my offering price.I am aware of all my solutions, but that is not my issue......I was perfectly happy to buy the deal at my offer, but now the low appraisal has me DOUBTING my original offer even though the numbers are solid!

Also, not sure that I'm "crying with a full stomach" if anything I'm perfectly happy with a full stomach.

Hi @Bob McKee, Contrary to what many of you may have read on the internet partial 1031 Exchange transactions are perfectly acceptable.  

But in Los Angeles theres strong competition and if Im going to do this I need to be perfect spot on.I have tons of "other" agents letters and post cards , so I know very well what my competition is doing,

If you study, connect with others and perfect your process, you can be better than everyone else.

Let's assume everything does always go perfect with a property (it never does) and you don't have unexpected expenses (which you will), that cash-flow is something you could be saving to put into another deal down the road.  

@Grant Anderson, You're looking for a portfolio product that is a perfect project for a local community bank or a local private commercial bank.
