Hi @Daniel Delsignor,I'm also a south shore kid, and recently got into RE investing over the last year or so.

The guest on the show stated that he always thought @Jeff Copeland 's method was the best, until he heard about an investors kid who was drunk driving and caused a bad accident and they went after all of his assets that were not in an LLC.

To this day I still live in this property with my wife, two kids, and a good amount of equity that I need to deploy into other deals, but at the age of 27 I seem to have come down with a case of "analysis paralasis".

P.S : Previous Owner died in Jan 2016 and looks like kids moved somewhere else.

The kids will be a lot more careful if they know their parents are going to get a bill for anything that goes wrong.$60k over 2 years sounds like a lot of repair and maintenance.
