This is for a few reasons: Lower crime rate, lower vacancy rate, better pool of renters, less SFH inventory on the market = higher retail value, and a stronger economy.  

I've seen retail real estate contracts that have no contingency for clean title -- just because that contract exists doesn't mean any buyer should ever consider using it.It might be reasonable for an owner occupant to take pre-possession of a property. 

Not keeping me away.. ...But for my grand kids I am buying them property on the east side of the Cascades  LOL.I don't think global warming will affect me in my life time but future generations if it happens will for sure.and if it means building walls then we will have to divert money from the military to build them I suspect as they would be the massive flood projects like were done in the early part of 1900's  IE the missisippi river deltas...

I'm in my mid 30s now and these have been the years I've witnessed massive changes in my social circle.

I am a commercial property manager - retail centers only. 

I don't think buyers are necessarily being abused by paying close to retail.

Retail leases are very different from office leases for example and each has their own quirks.

@Sebastian Naczas, I've noticed the massive development due to nanotech, do you work in that field or know of other engineers that do?
