Initially I had thought that this company only does property management, but as it turns out they help the investor from A to Z, when it comes to finding appropriate agents, lenders, contractors, handymen, managing rehabs, management, providing advice on the best investment strategy, etc. 

Does that provide the general level of cover I would need for a mutlifamily?

I always try to use NNN when possible since it provides the most financial advantages for the owner and protects them from fluctuations in taxes and property insurance (which is a huge protection here in Texas). 

Usually, provided all the units are attractive, you would probably get more total rent. 

Three years ago I bought my first big rehab project for $81k, and got a 10 yr. construction loan from a local bank to rehab it. 

Any advice you may provide me with these challenges is greatly appreciated.

Hello Carlos,I can help you analyze this deal, but you need go provide more info, what is the ARV, what is the purchase price, is it rent ready, are you going to have to do any rehab. 

Can I still get a mortgage loan to purchase real estate under these circumstances?
