How much work are you willing to do, etc, etc...My two cents; I prefer to be leveraged and want to use the velocity of money to my advantage.

We have several low income and/or elderly tenants who prefer to pay by check/money order and mail it to us.

@Michael Plaks they are actually great holdings companies and superior to the LLC since it allows for separation of assets under one LLC into individualized children companies.

In a down economy the first thing that families and individuals are going to cut out of their discretionary spending is going to be their vacation. 

Also, even individual Private Lenders should be able to provide you with an Estimate of Cost, Good Faith Estimate or pre-Closing Disclosure that you can present to your Title Company. 

I just don't want to see investors trick themselves into thinking that this family below is moving into their $15,000 house...........They ain't.Myself I prefer upper C-Class to B-Class investments at this point in my life.

I really enjoy the business and this is definitely the career I want to pursue, preferably I want to be in residential RE, but I am worried that apps might take over the industry.

I think, as everyone as eluded to, its a matter of personal preference.

Prefer lower fees and few hurdles.
