I've included a preliminary floorplan below.My goal with this ADU is flexibility in terms of renting it out either short-, medium- or long-term rental in the future for income, as well as maximizing resale value (main property is 1300 sq ft 3/2) to someone probably with an investor mindset who would want to house hack.My main concern is whether it's a good idea to have 3 en-suites at the expense of having a small living room/kitchen area.

According to my research, BRRR could be a good strategy to start with to increase cash reserves and then go for buy and holds...I'm interested in Oxford Houses or other group home options or other ideas I haven't thought of yet!

But what you're trying to do is get your new property under contract and then give yourself as much time as possible to get your SFs sold before you have to take title to the MF.Lastly, if you absolutely have to take title to the MF before all of your Sfs have sold you could pursue a reverse exchange where we form an entity that takes title to the MF and holds it until all of the Sfs have sold.
