Living room (fl 2) has one supply and one return vent, medium sized bed room (fl 3) has one supply vent that isn't pushing as much hot air as other supply vents. 

Section 8 demanded an inspection of the place, and they inspected it with 3 kids there and NO electric or Hot water.

They have always deleted the fee with words trying to make you feel guilty.I recently advised on a transaction where the agent insisted on a higher than normal percent for the very hot market in addition to additional broker fees. 

The market was extremely hot and interest rates were still barely above 3%, so a house sitting on the market for more than 2 weeks was rare. 

We transformed the backyard into a beach backyard, we have a hot tub, fire pit, horseshoes, and a grill, making this the highlight of the home.

Best advice I could give STR owners is to be compliant with local and state requirements and stay out of hot water.

LA area is hot and you can probably get a new tenant in right away.

You should start in an area you know, however I am an agent in Bergen county and area is still hot.
