We are wondering what advice we can learn from experienced investors, agents, lenders, etc. here on the BP network and to know if we are even in a position where we can comfortably get started. 

If this was me I would find out what similar places rent for in your area. call up commercial leasing agents in the area who know this space, talk to contractors, etc. 

I'm not experienced in this particular form of real estate investing / marketing, but I can share with you what I've learned through podcasts and general sales experience, as well as share my opinion on your current marketing tactics.1.

Currently just have an agent I found through BP and a lender in that area that I've been bouncing most of my questions off of.

As a lender - 1) investors that are just starting out normally float towards high leverage/high rates lenders (lower margins and more risk); experienced investors normally go with lenders that can close fast, reliably, and with low fees.
