The following are the documents used in a "Trust Deed" state, (I can only speak for the states in which I've owned ppty):Warranty Deed: This TRANSFERS ownership from the SELLER to the buyer, it's not so much a "proof of ownership" as it is a "record of transfer".Note: Evidence of indebtedness, spells out who borrowed how much, from whom and the terms under which it will be repaid, and the remedies to any breach.Deed Of Trust: This is a very confusing part to many people.

I've seen no evidence the 50% rule of thumb doesn't apply to NYC or anywhere else and have seen evidence that it does apply everywhere.
