I would appreciate any tips on using these loans effectively to purchase a property that might want to close quickly. 

I signed up for my first in-person REIA meeting this week and wanted to ask the BiggerPockets community for some tips / questions I should be ready to ask or ready to answer once I am there. 

Even offering list price with an escalation clause, I have lost out on many properties, in many cases to all-cash buyers.

Any tips or experiences would help.

As far as analysis "Tips and Trick" I like Robert Beaardsley Book "Definitive Guide to Underwriting Multifamily" and Brian Burke's book "Hands Off Investor" - both provide great insights on underwriting.
