FHA Construction land and Adding modular multifamily

Hi BP Fam!

I was wondering if anyone has had experience with using a FHA Construction loan to buy land and then buy a modular Multifamily building? I am looking to buy a lot and then put a triplex or quad-plex modular building. There are no zoning laws in my city. I am guessing to get approved for the loan, you have to provide the cost of the multifamily home and the lot. I guess you would also need to prove that each multifamily will get a certain rent. Furthermore, I have a great credit score and zero debt. Good amount of money in the bank as well. Any tips or experiences would help.

Thanks!
