At this stage in my life, time is the most important commodity focus I have which pushes me away from the idea of learning the marketing campaign process (to a degree, at least).

@Grace S.The first thing I would work on are some of the inputs into the BRRR calculator since incorrect inputs results in bad outputs.In the post renovation stage, the management fee is too low at 2%, the repair/cap ex amount is too low, even for a renovated building if it is older, you didn't increase the property tax at all to reflect increased value as the city will increase your assessment, and the structure of the loans isn't set up correctly as you would be able to get lower rates than you are reflecting if you have sufficient down payment (if you are borrowing at hard money rates, that's a different story).
