In Maryland you do real estate transactions at a title company but an attorney needs to be involved.

Anyone taken the course, was it good or bad, did he expect more money after the course to make things happen, most of all is the course effective?  

You want to buy a house and they facilitate that transaction.

Or is it much more effective to just conduct a Quiet Title process or another route

what exactly does an investor look for % wise when they get the deal on paper work but its my first transaction

I would try searching for keywords such as "property management" and also set up keyword alerts to the same effect.

Why would any sane agent risk a lawsuit by recommending a Subject To transaction and how would the agent get paid?

Would it be better than getting transactional funding to close deals faster? 

I think it's perfectly fine to ask someone for a second opinion especial if the person your working with is not a specialist in the field.There are a lot of folks like you that come to me that been with accountants for a long time but their life changes or they start earning more or doing things differently that effect taxes and those are times you want to find someone who specializes in your field. 

I have my fathers trust in this matter so using it as an opportunity to help him and learn for myself as this would be a new type of transaction for me.
