I'm not normally going to do cash for keys in my rentals, because I have screened the tenants to the extent where their defaulting is unlikely; but they have a history of demonstrating "good character" so if they defaulted I'm confident  they would do the right thing and move.But removing occupants who are former owners after sheriff sale, now that is a different story.

Landlord has long history of unethical practices towards different tenants and causing intense emotional distress to evict tenant or backed away from agreement, possibly to position himself to get better mortgage rates (so he can make appropriate changes to properties).

@Chuck GreenfeldTanya, the major credit agencies are linked cross-border (Equifax, Transunion) and many of the service bureaus - such as TVS listed above - are able to pull credit histories in either country.

And once you have tenants, their individual BAH rate is basically guaranteed rent money.Honestly, my main concern about renting by a military base would be that most 18-30 year old (mostly single) people with little credit/rental history aren't exactly whizzes with personal finance.
