hello folks,Newby here, been browsing this site for some time now and i have to say my initial impression is that there are a lot of helpful people here who are more than happy to dish out really solid advise.I wanted to ask those with experience in managing properties long distance (greater than 2 hr drive away from their home / business), how difficult is it to effectively manage a property without hiring a property manager.appreciate all advise

One thing that makes this difficult is that the NOI is quite different in 2012 vs. 2013 (I have requested 2014 as well).

@Jeremy Kleier Due to the difficulty in finding multifamily property in my area I'm considering the same thing.

I dont see any reason that you could not serve them in the middle of the month, but I would guess that the housing office would have difficulty paying a prorated month, so you might be stuck with them for the full month.After finding out what the local housing office says, I would see if there is any way that you can convince the seller to serve notice now.  

We do try to rent out the apartments all at once, and have had difficulty doing so.

I'm sorry you are having difficulty getting your deals funded.

Sticking their nose to it and inhaling sharply?

Would buildings toward that end of the neighborhood face difficulties finding tenants?

I'm really impressed by the gross income considering how remote it is and difficulty accessing it in winter.
