There is a foot of water in the basement and it's been like that for about 10 years.

Of course we have no clue how much needs to be done from the post but think of something as cheap as carpet (about as cheap a sq foot as you can imagine and I know it has radiant floors) think of $5.00 a sq foot for Lowes cheap carpet, pad and install.... it's $35,000.

I can pay myself and turn around and reinvest into the company. )I will be house hacking it, so I'd like to start with a triplex, minimum, but it's looking like I may have to turn to duplex or SFRs to get my foot in the door and work my way up.

Building relationships take time but if you can get your foot in the door it'll be worth it.

If a builder can get $202 per square foot for a duplex in Raleigh, the question I have is are builders selling SFR for $202 / sq.ft.?

It isn't as simple as looking at bedrooms and bathrooms and figuring out the price per square foot as the condition of the home, extras (attached garage, granite counters, etc) affect the price.

They are both also at the other end of the lot and the ADU would be downhill of it by a foot or so.
