I always try to set up multiple visits at the same time.  

I have been amazed at how many contractors I have essentially been ready to hire: talked scope, did site visit, had bid, and all they needed to do was show up to start getting paid, and never show up. 

For this service, I got 2 Maintenance visits Per year Typically in Spring (before Summer starts ) and Fall (right after Summer ends).

I plan on specializing in the location I retire (to be determined) for the fix and flip, and in destination locations that I want to visit for rentals.

I will definitely take your advice of visiting a market before investing.

Anytime I have an applicant with pets, I ALWAYS visit their current place to see what shape it's in...

@James O Nix - this came at the request of @Jay Hinrichs, who when he visited the Philadelphia area a couple of years ago got to see the DIG newsletter and he liked what he was seeing.

If you already visit a relative in AZ several times a year, why not look there instead of MI where you've never been or ever wanted to go?
