I often also replace the pressure relief valve if it appears corroded.

It can be a pain qualifying your property and passing the inspection, but they look at it as rental insurance because the government will pay even if the tenant stops.

The federal government gave every state substantial amounts of money for COVID relief.

Sure we could've gone the route you suggested, but I still have no desire to be in student housing regardless of the typically higher cash flow because it was just a major pain in the neck.

It's a pain and takes 30 days, but it can be tracked if it exists.  

@Neil Polehn- not sure if your are old enough to start drawling from your 401k but if not....there was a Corona Virus relief package that will allow you to early withdrawal up to $100k without paying the normal 10% penalty.

Pain in the *** to make but very functional and kids love them. 

Not sure how they do it in NC but it's a royal pain in PA. 

However, in the lower income / blue collar / service economy, we are seeing tremendous amounts of pain.
