Everything I've tried is very mechanical and i'm only able to export 100 lines of data at a time into excel and we are looking to go back multiple years over the entire Dallas Fort Worth Metro.

I see Contract for Deed (C4D) aka, Land Contract aka, Installment Sale Agreement aka, Installment Land Contract(s) as another tool in my exit strategy toolbox and prefer it when I am financing the sale myself.There are also reasons to buy using this mechanism, some of them already mentioned above, there are others.

Just a word of caution - where I live you can't do the work yourself on a flip unless you are a licensed contractor - even a GC can't do everything and has to sub out electrical, plumbing and mechanical.

@Gena GonzalesThere will always be people who are owed money from the tax sale that can't be located or are deceased.However, the number is fewer than you would expect; as a practical matter most properties have debts on them including the back taxes, mortgages, judgments, liens, mechanics liens, Federal tax liens, and municipal liens for water, sewer and trash.Even at the sales where liens are wiped out, they usually do a title search and give back money to people and entities owed the money.I'll give you a real example here.
