I understand how this law applies to SFR's but I cant seem to find information differentiating between small residential and commercial real estate.

I have been seeing a lot of small multi-family properties that are going for $100K+ per unit, which to me is way overpriced.

I kind of get it as I rent a small apartment and would want a notification as well I live a busy life and would not want someone coming in my place while I am not here.

I would love to house hack a small multi-family with an FHA loan after moving to Utah, but would also like to begin purchasing investment property before then.
