You're in a grey area as an agent, as the net listing may be construed to the intent of the statue or regulation rather than the literal drafting.Local custom will dictate policy more than state law as it is at the local level where state law is determined or the attempt to circumvent law.IMO, as an agent you should be adding value to your deals that you flip, otherwise, just assigning a contract will probably be viewed in a bad light. :)

This want just one company or person , it was across the board.There are more dumb investors than smart ones and if one jumps in you now have a seller and buyer tryiing pull something off with you in the middle, with no experience.ESPECIALLY if this is your first attempt at wholesaling.

So there is no licensed MLO taking application and negotiating between you the lender and the borrower for rate, term and other loan features.The idea that you provided a loan which was less interest than the previous loan does not substantiate whether you attempted to ensure the debt could be paid back.

Try to be more specific please, that's a very broad street.Saying wholesale presents problems as most attempt it here as they are not in title to the property and agents may be restricted locally or by their broker of taking listings from only those in title.An agent is then in a position of disclosing they mat offer the right to purchase rather than the property by an assumption of a contract.If a wholesaler takes title, they are just as any other listing client.Acting as a buyers agent, your agreement needs to be based on a transaction rather than taking title, flat fee, commission or by the hour assistance.
