Both @Mwazomela Thurmond & @Daniel McDonald are correct 1) Find an investor friendly agent & 2) starting doing some research around rents, and start with something obtainable like a single family home and room to room rentals.I would add that once you find a good agent (do not be afraid to interview multiple and search Bigger Pockers for reviews, etc.), hopefully they will get you in contact with a lender and see what you are able to afford right now.
