Partial Rehab?!?!?!?!

I have been searching for the perfect rehab for awhile now. I recently had an idea and would like to hear/see if anyone has any experience with this. Has anyone done a partial rehab. An example is you guys a house for 60K put 40K into, Fix up the ktichen, new flooring, new paint, make a half bath a full and get it up to par, and then sell it for assessed value. My thinking is this would generate more buyers because you are selling at a reasonable price, rather then going for the homerun. 

If anyone has any experience with this approach, i would love to hear some feedback.
