So in David's example you're a dealer and that 100K is going to be taxed at your ordinary state and federal income rate plus you'll probably have to pay employment taxes.What I've counseled some investors to do who are in the flip mode but are tired of the huge dealer tax is to change your model slightly.

maybe...but it's too tiring handling different people.In my other house on the same city, I rent it to a contractor, I prefer to rent to contractor as they are not annoying and they can fix issue by themselves.I may open Airbnb again but local LTR has been doing good.In some Hawaiian counties, if you have Single Family only and living there, literally you could only rent per room basis.

If they are tire kickers that arent motivated then you have to be able to identify them quickly and put them into some kind of automated follow up system and move on to someone else who is more motivated
