Questions to ask when wholesale cold calling?

I have built my cold calling list. What is the key cold calling questions to ask when wholesaling?

I am experienced in cold calling and inside sales. Personally, at this point with my experience, I am not a huge fan of scripts, but I do like bullet points to keep me on track and help me obtain all the information I need. I don't like hanging up on a potential client after a good conversation and realizing I forgot to ask for a key piece of information.

Can anyone reference any good sources for lists of questions to ask while cold calling for wholesale deals?

@Xan Thomas I think having a list of questions or information you want to extract from the homeowner is great as long as you arent just peppering them with questions. As many as you can casually work into the conversation is best. Important pieces of information to find out:

Vacant or occupied? If occupied—by who?

Reason/motivation for selling?

Is there a mortgage or other debt? If so how much?

Is any of this debt delinquent?

Do they own the home with anyone else?

How much are they willing to sell for?

Other than price, what else is important for them from the sale? IE: leaseback, moving cost assistance, etc

What do they know of that needs to be repaired/replaced

As you find yourself with less and less free time you will start finding it necessary to screen your calls and find out how serious the seller is about selling. If they are tire kickers that arent motivated then you have to be able to identify them quickly and put them into some kind of automated follow up system and move on to someone else who is more motivated
