With the holidays closing in, and less demand during the cold months, we again put it up for rent, this time through my realtor who advertise it on Zillow etc. and within days, we have the place rented.Lessons learned: Before knowing and and fully trusting the people on your team, do not simply assume that they will do their job as well as you would - Instead of checking on Zillow etc. if the property was up for rent and making sure the property manager was doing everything necessary to get it rented, I just assumed she was.

For example, a few weeks back she checked the outside spigots (as we enter the winter season) and put in a request to have one spigot repaired. 

The weekly totals are also prone to large swings due to filing delays around holidays from Thanksgiving through New Year’s Day.

A well maintained rental gets better tenants and is good for the neighborhood so I consider it an investment.You likely can't deal with the painting until it warms up and likewise, it may be inadvisable to do the concrete work in the winter.

Let’s say you over promise in a listing and provide cool amenities such as wine, decorations during holidays etc etc.

You might take advantage of the winter months and anticipated end of several aid programs to swipe a great deal up in Jan or Feb when you're ready.
