If you want to focus on housing for college students I would suggest the westside of Atlanta. the properties are rougher as well as the area but you are more likely to find something in your price range.

Once contact is made all you should be focused on is getting that sale agreement signed with a 30 day closing contingent on inspection.

I haven't focused much on investment property in the past, and I am seeking opportunity to drastically change paths into this arena now.With that said, I was negotiating a deal with a seller recently, and then halfway through the negotiations he said a hard money deal wouldn't work out.
